These are illustrative examples of the kinds of situations and learning journeys that the TrueCodexium programme is designed to address. They represent the range of starting points and focus areas we work with.
A participant who had inherited a property from a family member and found themselves an accidental landlord with a sitting tenant and no knowledge of their obligations. The full eight-module programme was completed, with particular focus on RTB registration (which had lapsed), minimum standards compliance, and understanding the notice period rules that would apply if they ever needed to end the tenancy.
A participant who had been renting out a property for over a decade but whose knowledge of the Rent Pressure Zone rules was limited. They had been setting rent based on market rates without checking whether the RPZ formula applied. The programme covered the RPZ module in depth, the deposit protection module, and the tax obligations module — with particular attention to the mortgage interest deduction conditions that had changed.
A participant who had experienced an RTB dispute with a previous tenant over a deposit deduction, which they had lost. The programme gave them a complete framework for managing both properties correctly going forward — from the check-in inventory process that would have protected their deposit claim, through to the correct procedure for serving notice when a tenancy ends. They also completed the maintenance module after a difficult experience with an out-of-hours repair request.
A participant renting out their former home after relocating for work. Their primary concern was understanding how rental income would be taxed and what they could legitimately deduct. The programme covered the tax obligations module thoroughly, including the mortgage interest deduction conditions, allowable expenses, wear and tear allowances, and the record-keeping requirements. The participant then completed the RTB and RPZ modules to ensure full compliance across all areas.
The projects described above are illustrative examples representing the types of situations and learning journeys that the TrueCodexium programme is designed to address. They are not individual case studies or client testimonials. Specific details have been constructed to represent common landlord scenarios in Ireland. TrueCodexium is an education programme and does not provide legal or tax advice for individual situations.
